We Are Approaching a New Milestone!
The final pricing negotiation process between the SFMTA and our development partners on the Potrero Yard Modernization Project is now finished!
The next step is to seek approvals to sign the contract and clear the way for constructing a new facility. We will be seeking legislative approvals for two project components at upcoming public meetings:
- Infrastructure Facility Project Agreement (PA) for design, construction, and financing of the Potrero Yard Modernization Project
- Lease Development and Disposition Agreement (LDDA) for development of affordable housing as part of the Potrero Yard Modernization Project.

Agreeing on a Final Price
After months of negotiations, the SFMTA and PNC reached $612 million as the final fixed price for the new bus yard facility. The new Potrero Yard will be financed over a 30-year period.
We had to make changes to the Potrero Yard project to lower the cost of design and construction. This was the only way to reach an affordable price for the SFMTA. (Learn more about the challenging decisions that make the project affordable.)
This is a big investment that will improve safety and working conditions for our staff and reliability for our riders.
Housing at Potrero Yard
At the March 3 SFMTA Board of Directors meeting, the board will be considering the Bryant Street Housing Lease Development & Disposition Agreement (LDDA) for approval.
The final project allows for about 100 units of affordable housing to be built on Bryant Street. The proposal is for households earning up to 80% of Area Median Income. Plans include unit sizes from studios to 3-bedrooms. Construction of the housing is dependent on the housing developer’s ability to secure funding. The SFMTA cannot develop housing.
Potrero Yard is a top priority
At its core, the Potrero Yard Modernization Project is a critical infrastructure project. The yard is seismically unsafe. It puts lives at risk and hinders the SFMTA’s ability to respond in the event of a disaster.
The 111-year-old facility is outdated. Aging equipment and the lack of space create challenges for staff. Reductions in efficiency include:
- Slow bus maintenance and repairs
- Delays getting buses back into service
Replacing the facility will:
- Ensure consistent and reliable transit service for all of San Francisco
- Improve earthquake safety at one of our most vulnerable facilities
- Create safer working conditions for more efficient bus repairs and staff retention
Bus yards are a vital part of our public transit system. We need them for maintenance and repairs to keep our fleet moving safely and efficiently. This project is driven by the need to improve transit service for the 95,700 customers who take buses that come from Potrero Yard each weekday.
What’s Next?
Should the project achieve necessary approvals, the remainder of 2026 will include SFMTA’s move-out from the yard, additional site due diligence, and removal of overhead lines from the site. Webcor — the selected prime contractor — would begin demolition of the existing facility in Q1 2027. Construction is scheduled to be completed in 2030.
